The Woodlands Homes for Sale

Search every active The Woodlands listing, plus what to check before you offer — flood status, renovation potential, and where the price really sits.

Send me an address — I’ll tell you what it needs

Trees first. The canopy is the product here — and the reason lot value behaves differently.

What's actually on the market in The Woodlands

Median price sits at $580,000 with roughly 42 days on market as of August 2026, per HAR MLS. That median hides more than it reveals here — Grogan's Mill and Carlton Woods are different products at different prices, and a buyer who shops on the neighborhood average will misjudge both.

Listings are served through the HAR MLS feed. A full on-domain listing search is being added — ask me to set up a saved search in the meantime and I'll send matches before they hit the portals.

Before you write an offer in The Woodlands

The five things I check on every The Woodlands property, in this order:

  1. Flood. Variable by village and creek proximity. Areas along Spring Creek and Panther Branch have documented history, including significant flooding during Harvey and the 2016 Tax Day event. The forested master plan handles ordinary rainfall well; extreme events are a different question.
  2. Structure and foundation. Houston's expansive clay moves. What the slab or the pier-and-beam is doing now, and what it will cost to correct, is a number you want before the option period closes rather than a surprise after.
  3. What you're allowed to change. Deed restrictions and architectural review govern exterior changes. Design to the rules first, then price the build — reversing that order is what produces the delays people complain about.
  4. Systems capacity. Panel amperage, HVAC sizing, and plumbing age decide whether the renovation you're imagining is a finish project or a gut.
  5. The bracket above you. If the next price tier in this zoning isn't far enough above your purchase price, the renovation can't pay for itself no matter how well it's built.

Free walkthrough before you offer

Send an address in The Woodlands and I'll walk it as both the agent and the contractor. You get the comps and the construction number in the same conversation — while you still have leverage.

Commute and location

35–50 minutes to downtown on I-45 at peak, 10–15 minutes within the Town Center employment core, 45–60 to the Texas Medical Center.

Where The Woodlands buyers most often go wrong

Buying the finished house at retail when the unfinished one two streets over would have cost less all-in, or buying the unfinished one without knowing what "finishing it" means on that specific lot. Both mistakes come from the same gap: nobody priced the work while the price was still negotiable.

Questions about The Woodlands

How much are homes in The Woodlands?

Median around $580,000 as of August 2026 per HAR MLS. The spread is wide — Grogan's Mill and Carlton Woods trade at meaningfully different prices, so the neighborhood median is a starting point rather than an answer.

How fast do homes sell in The Woodlands?

Roughly 42 days on market as of August 2026. Updated homes move faster than that; original or overpriced properties sit considerably longer.

Should I buy a fixer-upper in The Woodlands?

Only if the price gap to the next bracket in this zoning covers the renovation cost with room left over. That is a specific calculation on a specific lot, and it is exactly what the free walkthrough answers before your option period ends.

What should I check before buying in The Woodlands?

Flood status for the specific address, foundation condition, what exterior changes are permitted, electrical and HVAC capacity, and whether the price bracket above you is far enough up to support a renovation. See the The Woodlands guide for the detail on each.
