What's your Houston home worth — and what would raise it?
An automated estimate can't see your kitchen, your roof, whether your addition was permitted, or whether your street took water in 2017. This one can, because a person prepares it — and that person also prices construction.
What you get back
- A value range with the comparable sales behind it — the actual addresses, so you can see the reasoning rather than trusting a number.
- Condition adjustments. Your house against those comps on kitchen, flooring, roof age, systems and permitted square footage.
- The improvement list that pays. Which specific work would raise your number in your comparable set — and, just as importantly, which popular improvements would not return their cost in your neighborhood.
- What the buyer's inspector will find. The findings that will otherwise become a price reduction, identified before you list.
- A realistic timeline based on current days on market in your area.
Why the contractor part matters
Every agent can tell you "the kitchen is dated." The useful version is: here is what updating it costs, here is what updated homes in your zoning actually sell for, and here is whether the difference is worth doing. That second version requires someone who can price the work.
Thinking about selling?
The valuation is the first step. The pre-market walkthrough is the one that changes the number — ideally three to six months before you list. How selling works here → · Pre-listing renovation →
Frequently asked questions
How do I find out what my Houston home is worth?
Request a comparative market analysis. Unlike an automated online estimate, a CMA is prepared by a person using actual comparable sales, adjusted for your home's condition, updates and location within the neighborhood. It is free and there is no obligation.
Are online home value estimates accurate?
They are a starting point. Automated models cannot see whether your kitchen was updated, whether the addition was permitted, what condition the roof is in, or whether your street floods — all of which move the number substantially in Houston.
What makes this valuation different?
It comes with a contractor's read. Alongside the comparable sales you get an assessment of which specific improvements would raise your sale price in your comparable set, which would not return their cost, and what a buyer's inspector is likely to find.
Will I be pressured to list?
No. Many valuations end with a recommendation to wait, or to do nothing at all and list as-is. The analysis is useful either way.
