What is ARV in real estate?
After Repair Value — what the property will be worth once the planned work is complete. It should be derived from actual comparable sales of finished homes at the same size in the same zoning, not from adding your renovation budget to your purchase price.
Why does the calculator assume 8% for closing and holding costs?
It is a working default covering closing costs on both ends, holding costs during the project, and financing. Your actual figure varies with financing, project length and whether you are selling. Adjust the result accordingly and confirm real numbers before committing.
