Verify the street address with the district

Attendance boundaries across HISD, Katy ISD, Fort Bend ISD, Spring Branch ISD and Conroe ISD have been redrawn repeatedly as districts have grown. Listings are frequently out of date after a rezoning. Confirm the specific address with the district directly, and ask whether any boundary review is pending — a rezoning announcement moves prices before it takes effect.

The county line nobody checks

Most of The Woodlands sits in Montgomery County and is zoned to Conroe ISD — but Creekside Park is in Harris County and zoned to Tomball ISD. This affects school assignment, tax rates and county services, and buyers regularly discover it late. Similarly, Riverstone straddles the Sugar Land and Missouri City line, which affects both taxes and zoning.

The trade worth considering

If schools drive your decision, the zoning premium is real and it holds at resale — you pay it going in and collect it coming out, provided the boundary does not move.

If they do not, the inverse is one of the better values in Houston: a comparable house just outside the premium zoning, with the price difference going into a renovation that raises the property rather than the boundary.
