Why I built these pages
I live in 77070. When I went looking at what is published about this corridor, I found the same four errors repeated across most of the major sites: 77065 described as Copperfield, which is 77095; 77064 described as Jersey Village, which is 77040 and 77041; the wrong creek attached to 77065's flood risk; and HP named as the anchor employer in 77070, four years after Hewlett Packard Enterprise sold that campus.
Every figure on these pages is dated and sourced. Where a number could not be verified, it is not here — and I say so rather than filling the gap.
The four areas
77070 — Champions / Willowbrook
Mike's home ZIP. Majority-renter, 1970s–90s housing stock, and a corridor most agents still describe using an employer that left in 2022.
77064 — Winchester, Harvest Bend & Willowbridge
The owner-occupied one. Newer stock than the ZIPs around it, and not Jersey Village — whatever the listing sites tell you.
77065 — Steeplechase & Tower Oaks · Jersey Village
Majority-renter, the oldest stock of the four, and not Copperfield — that is 77095, whatever the listing sites say.

Two very different ZIPs, the highest combined tax rates in the region, and the single most affected area in Harris County under the draft 2026 FEMA maps.
What decides deals in this corridor
The draft 2026 flood maps
FEMA rebuilt Harris County's flood maps for the first time since 2007, on post-Harvey rainfall data. Cypress is the single most affected region in the county. The maps are draft and change nothing today, but they will matter to a resale.
The draft 2026 FEMA maps are not final — but they are the reason to check now
FEMA released draft Harris County flood maps to floodplain administrators on 2 February 2026, the first countywide rebuild since 2007. They would add roughly 200 square miles of floodplain: about 175,000 housing units move in and 60,000 move out. County officials are explicit that the maps are not regulatory and nothing changes today about insurance requirements — final approval is estimated November 2028. MUD taxes
Cy-Fair ISD adopted $1.0669 per $100 for 2025, its lowest rate in about 39 years, and county jurisdictions add roughly $0.6333. The number that varies is the MUD — $0.42 in one Cypress district, $0.79 in another. It is the single most common thing buyers here are blindsided by.
Build era
Between 1968 and 2026 in four ZIPs, the same house price buys wildly different liabilities. That is the part I price before you offer.
Common questions
Which areas of northwest Houston do you cover?
77070, 77064, 77065 and Cypress — 77429 and 77433. I live in 77070, so this is the corridor I know street by street rather than from a market report.
Is 77065 the Copperfield ZIP?
No. Copperfield's villages are in 77095. 77065 is Steeplechase, Tower Oaks, Barwood and the Wortham subdivisions. It is one of the most common errors on competing pages.
Is 77064 Jersey Village?
No. 77064's USPS primary city name is Houston. The incorporated City of Jersey Village lists its ZIPs as 77040, 77041 and 77065. Jersey Village is only an acceptable alternate mailing name for 77064, and city taxes, services and flood history do not follow a mailing address.
Why does the housing era matter so much here?
Because it decides which problems a house has. Polybutylene plumbing was installed from 1978 to the mid-1990s, which covers most of 77065 and 77070 and much of 77064. Aluminium branch wiring is a pre-1975 issue, so it applies to Tower Oaks and Mossy Oaks Estates and almost nowhere else in this corridor. Getting the era right is the difference between a useful inspection and a generic one.
Do you handle rentals as well as sales?
Yes — leasing and tenant placement. It matters more here than in most of Houston: 77070 is 52.5% renter-occupied and 77065 is 51%, so the rental market in this corridor is not a sideline, it is half the housing.
