Selling a 1970s through the 1990s house
Buyers in 77070 are not comparing your kitchen to a magazine. They are comparing it to the other four houses on the market that week — and increasingly, to what their insurance company will say about the roof. Age-related items are where deals fall apart here, not finishes.
The three that actually move the number
- Roof age. Texas carriers commonly move to actual cash value at about fifteen years and decline around twenty. If your roof is in that window, price it in before a buyer's insurer does.
- Supply lines. If it is polybutylene, a buyer's inspector will find it and it will come back as a credit request. Better to know your position first.
- Anything that looks like water. A stain buyers cannot explain costs more in negotiation than the repair costs to fix.
