Selling a House in Memorial / Spring Branch
What actually returns before you list in Memorial / Spring Branch, what the inspector will find, and how to price against your real comparable set.

What sells a Memorial / Spring Branch home right now
Homes here are averaging about 34 days on market at a median near $650,000 (HAR MLS, August 2026). The gap between the fastest and slowest sales in this market is almost entirely explained by two things: condition relative to the comparable set, and whether the seller fixed the inspection findings before the buyer's inspector found them.
Fix this before you list
The items that cost Memorial / Spring Branch sellers the most at the negotiating table — not the most to repair, the most to concede:
- Roof at or past end of life. The single largest line in any Houston inspection response.
- Foundation movement. Even minor movement triggers an engineer's report, and the buyer's imagination is always more expensive than the actual repair.
- HVAC past fifteen years. In this climate a buyer treats it as an imminent cost, because it is one.
- Drainage and grading. Cheap to correct, and it is the underlying cause of the foundation finding as often as not.
- Unpermitted work. Discovered at day 25 in underwriting, this kills transactions. If there is unpermitted square footage, we deal with it before listing, not during.
None of these photograph well. All of them cost more in the negotiation than they cost to fix in advance.
Then spend the visible budget here
Open the closed kitchen wall, update the primary bath, and address the exterior envelope. On these floor plans the kitchen wall is usually non-structural and it is the cheapest change with the largest effect.
Cap it at the neighborhood's ceiling. The comps set your maximum. Finishes above your area's price band return a fraction of themselves — the most common way sellers lose money enthusiastically.
Pre-listing renovation, priced and managed by me
Most agents refer this work to a third-party vendor who fronts the cost and takes a cut at closing. My construction company does it directly: one point of accountability, no vendor markup, and a scope built around your actual comparable set rather than a generic checklist. How that works →

Questions about Memorial / Spring Branch
What should I fix before selling in Memorial / Spring Branch?
Inspection-report items first — roof, foundation, HVAC, drainage, and any unpermitted work — because those get negotiated against you at full price plus a risk premium. Then spend the visible budget on kitchen and flooring, capped by what your neighborhood's comparable set will actually support.
How long does it take to sell a home in Memorial / Spring Branch?
About 34 days on market as of August 2026, per HAR MLS. Homes that come to market with current systems and updated finishes move faster; original condition and aspirational pricing lengthen it substantially.
Should I renovate before listing or sell as-is?
It depends entirely on whether the price gap between your current condition and the updated comparable set exceeds the cost of the work. That is a calculation, not a preference, and I will tell you when the answer is to sell as-is.
Do you handle the renovation work yourself?
Yes. I work in construction as well as holding a real estate licence, so pre-listing work is scoped, priced and managed by me rather than referred to a third-party vendor who marks it up and fronts the money against your closing.
