What sells a Katy home right now

Homes here are averaging about 38 days on market at a median near $425,000 (HAR MLS, August 2026). The gap between the fastest and slowest sales in this market is almost entirely explained by two things: condition relative to the comparable set, and whether the seller fixed the inspection findings before the buyer's inspector found them.

Fix this before you list

The items that cost Katy sellers the most at the negotiating table — not the most to repair, the most to concede:

  • Roof at or past end of life. The single largest line in any Houston inspection response.
  • Foundation movement. Even minor movement triggers an engineer's report, and the buyer's imagination is always more expensive than the actual repair.
  • HVAC past fifteen years. In this climate a buyer treats it as an imminent cost, because it is one.
  • Drainage and grading. Cheap to correct, and it is the underlying cause of the foundation finding as often as not.
  • Unpermitted work. Discovered at day 25 in underwriting, this kills transactions. If there is unpermitted square footage, we deal with it before listing, not during.

None of these photograph well. All of them cost more in the negotiation than they cost to fix in advance.

Then spend the visible budget here

In this market, kitchen surfaces and consistent hard-surface flooring through the main level do the most work, followed by the exterior envelope. Carpet in living areas is now an active negative.

Cap it at the neighborhood's ceiling. The comps set your maximum. Finishes above your area's price band return a fraction of themselves — the most common way sellers lose money enthusiastically.
