What Houston renovations actually cost in 2026
Published price ranges for the work Houston buyers ask about most — and, more usefully, the line items that tend to be missing from the quote you get.
Figures compiled October 2026. Sources named under each table. These are market ranges, not a bid on your house.
Almost every page you will find on this subject does one of two things. It gives you a national average that has nothing to do with Harris County soil, or it refuses to give a number at all and asks you to call for a free estimate.
Both are unhelpful when you are standing in a house trying to decide whether to make an offer. So here are the ranges, with sources, plus what I have learned matters more than the ranges do.
Foundation repair
This is the number that changes offers in Houston more than any other, because our clay soil moves and because a foundation issue is the one repair buyers are most afraid of.
| Scope | Published range |
|---|---|
| Minor crack or localized repair | $500 – $3,000 |
| Standard slab leveling | $3,500 – $10,000 |
| Moderate structural repair | $7,500 – $15,000 |
| Large slab or deep repair | $15,000+ |
| Whole-house leveling | $15,000 – $30,000 |
| Pier and beam, minor reshim to beam replacement | $3,000 – $20,000+ |
Ranges published by AAA Foundation Service and Two Bros Foundation Repair, Houston, 2026.
Per pier
| Pier type | Published cost each |
|---|---|
| Concrete | $1,000 – $3,000 |
| Steel | $1,500 – $4,000 |
| Helical | $1,500 – $4,000 |
Two Bros Foundation Repair, Houston, 2026. Typical counts: 6–10 piers for settling on one side; 20–30 or more for full perimeter support on a 2,000 sq ft home.
Read those two tables against each other. Ten concrete piers at the published per-pier price is $10,000 to $30,000. But the same sources put a typical full repair at $3,500 to $10,000, with an average near $5,000.
Those numbers do not reconcile, and you will find the same contradiction on most foundation company websites in this city. It is not usually dishonesty. It is that the headline number describes a small job and the per-pier number describes a big one, and nobody reconciles them because nobody reads both tables.
What it means for you: a foundation quote without a pier count is not a quote. Ask for pier count, pier type, depth, and price per pier, in writing, before you compare two bids. Two proposals at $8,000 can be completely different jobs.
Room additions and second stories
| Type | Per sq ft | Example total |
|---|---|---|
| Room addition — bedroom, living space, primary suite | $150 – $250 | 400 sq ft: $60,000 – $100,000 |
| Second story | $200 – $325 | 1,200 sq ft: $240,000 – $390,000 |
| Garage conversion | $60 – $100 | 500 sq ft: $30,000 – $50,000 |
| Sunroom or screened porch | — | $25,000 – $60,000 |
Houston Build Crew, 2026. Harris County permit costs for a room addition are listed separately at $800 – $2,500. Other published ranges run lower — Angi puts Houston additions at $80–$200 a square foot — because they include simple bump-outs with no plumbing. For the full breakdown by type, see what a room addition really costs in Houston.
Building out is cheaper than building up on most Houston slab homes, and the gap is wider here than the national numbers suggest. A second story means engineering, it means the existing slab and framing have to carry a load they were not designed for, and it frequently means the household moves out for part of the job. Going out means a new slab and a roof tie-in. Compare the two before you assume up is the only option — lot coverage and setbacks usually decide it, not preference.
Interior repaint and drywall repair
This is the one I can speak to most directly, because I price and coordinate this work regularly. The figures below are my own, disclosed as such.
| Scope | Range |
|---|---|
| Localized sheetrock repair — remove, replace, tape, float, texture to match, prime | $800 – $2,500 per area |
| Full interior repaint, walls only, contractor-grade paint, roughly 2,000 sq ft | $6,500 – $9,500 |
| Same, including ceilings and trim | $9,000 – $13,000 |
My own pricing on Houston jobs coordinated in 2026, on Sherwin-Williams ProMar 200 or comparable contractor-grade interior latex. Upgrade paint lines cost more. I have a financial interest in work of this kind; see the disclosure at the bottom of this page.
The line that surprises people: interior doors. Most repaint bids quote walls and touch up doors where necessary. Fully refinishing doors is a separate job and a meaningful cost. If your bid does not say which one you are getting, that is the first question to ask.
The second one: water damage. If sheetrock is being replaced because of a leak, the repair is not the issue — the cavity is. New sheetrock installed over a wet cavity will fail, and the paint crew is not the one who can tell you whether it is dry. That is a restoration company or your adjuster, with a moisture meter, before anyone opens a paint can.
What is missing from almost every quote
- Permits. Houston does not require a license to build, but it does require permits for structural work. An addition or a garage conversion needs one. Unpermitted work shows up later, at resale, as a problem that is yours.
- The condition under the finish. Polybutylene plumbing, aluminum branch wiring, an original roof at twenty years — none of these are in a renovation bid, and all of them are in your five-year budget.
- Change orders. A bid is a price for a defined scope. Anything added later should be written, priced, and signed before it starts. A contractor who will not put a change in writing is telling you something.
- Who holds the deposit. Payment should go to a company, not to an individual.
Common questions
Why won't contractors give a price per square foot over the phone?
Because the lot and the existing structure drive the number more than the square footage does. Access, slab condition, tree protection, setbacks, and whether the existing framing can carry what you are adding can swing a bid by a third. Anyone quoting a firm price per square foot without seeing the property is guessing.
Does a renovation add its cost back to the value of the house?
Rarely, and almost never for additions. Kitchens and baths recover a larger share than square footage does in most Houston submarkets, and the recovery depends heavily on what comparable homes nearby have already done. The question worth asking is not what it returns but whether the finished house still fits its street.
Should I get the work priced before I make an offer?
On any house where the renovation is material to the decision, yes. A number from a walkthrough before you are under contract is worth more than one you get during an option period, because you still have the ability to change your offer rather than just terminate.
How do I compare two bids that are far apart?
Line by line, not total to total. The gap is almost always scope rather than markup — one bid includes something the other left out. Put them side by side and find the line that is missing from the cheaper one.
How much does foundation repair cost in Houston?
Published Houston ranges for 2026 put standard slab leveling at $3,500 to $10,000, moderate structural repair at $7,500 to $15,000, and whole-house leveling at $15,000 to $30,000. Per-pier published costs run $1,000 to $3,000 for concrete and $1,500 to $4,000 for steel or helical piers. A quote without a stated pier count, pier type, and depth cannot be meaningfully compared to another quote.
